'A Total Saving of $76,000!...'
'My family and I relocated to Darwin for work. We were unfamiliar with the town and engaged Tod Peterson to act on our behalf. The purchase of a suitable property needed to meet our criteria and price point. Location, size and configuration were important to us, as we had kids and had enrolled them in a school that was close to where we wanted to live. We found a suitable property and with Tod's due diligence, initially negotiated $55,000 off the price. Because of the age of the property, Tod suggested we get a series of reports done as a safety measure and to potentially leverage the price down even further. I am extremely glad we did this, because Tod was able to secure a credit of $21,000 and therefore a total saving to us of $76,000 (or nearly 10%!) off the advertised price. This was extremely impressive, and especially so in the tough market we were dealing with, and certainly a far greater saving than we would have been able to achieve ourselves.
It's not just about the savings though. Having a 'second set of eyes' and, local knowledge and experience is reassuring, when you are trying to negotiate the pitfalls and perils of buying property in a new town. Saved $45,000!!
A number of clients engage me to create
or increase their investment portfolios. This couple worked in mining and didn’t
have the time or the contacts to make a successful property purchase. They wanted to buy in
Darwin and wanted the best investment property possible for their budget. It all came down to
