'I was interested in purchasing an investment property in Darwin, as a colleague of mine had previously done through Tod Peterson of Peterson's Property Search - his outcome was a success. I was looking at something with good growth and a return of 10%. Tod suggested we look at apartments that had something special, such as a good location, water views, a good block, etc. Our aim was to secure corporate rentals to maximise rental returns.

'The current market is beneficial for buyers, if they're savvy...'


Here’s an excerpt from an interview I did with Miriam Bell from Your Investment Property magazine....

'However, Peterson’s Property Search founder, Tod Peterson believes the current market is beneficial for buyers. ‘They have more leverage and more negotiating power in this climate. As long as they are savvy, there are good opportunities for buyers to come into the market.’

 ‘It’s worth noting that Darwin properties are also still pulling in the highest rents in the country’, Tod says. The latest RP Data figures show that this is indeed the case, with Darwin houses recording a yield of 5.9% and the city’s units posting a 6% yield.

‘Accommodation is still tight up here. It can be a bit seasonal and demand is always strongest during the Dry season. But, overall, demand remains high, especially when you take short-term rentals into account.’

Despite the more subdued environment dominating the market, there have been some noteworthy developments in recent times.

One such development is the Territory Government’s drive to promote the Top End’s resources to China. The goal is to attract big agricultural and infrastructure projects. A similar tactic was successfully used with Japan and resulted in the Inpex Project. As a result of the Government’s efforts to reach out to China, Tod says he has been increasingly dealing with Chinese investors. While they have been interested in big blocks of land for food production and plantation purposes, this trend could impact on the NT market further down the track.

Another noteworthy development has been the state government’s efforts to deal with the aforementioned squeeze on accommodation. There have been house and land packages released in Palmerston and the northern suburbs of Lyons and Muirhead.

Tod says the state government is also interested in making use of infill land. ‘The release of this land is a cheaper way to deal with the accommodation problem – rather than setting up a whole new suburb and putting in headworks.’

RP Data's Australian Housing Market Update for September 2014
 
'The Australian housing market continued its run of capital gains in August with capital city dwelling values rising a further 1.1% over the month. The latest data from RP Data CoreLogic takes dwelling values 4.2% higher over the three months of winter, which is the strongest result across the winter months since 2007. Once again Sydney and Melbourne have been leading the market place for capital gains, with dwelling values up 5.0% and 6.4% respectively.  Every other capital city has recorded a much more sustainable pace of growth...' - listen to the whole report here....

'The Way I See It, I Got Tod's Expertise For Nothing...!'

‘I’m from the NT and was after an investment property in Darwin. I was fortunate to find what I was looking for while holidaying in Darwin, but was not able to attend the auction due to work commitments. Peterson’s Property Search was recommended to me by a real estate agent while looking at other properties.


The service Tod provided to me was to bid on the house. This does not sound too much on the surface, but before the auction he provided me with a substantial amount of information on the area, condition of the property, and expected price range. He was in contact with the estate agent regularly leading up to the auction, so that on the day we already pretty well knew how much interest there was in the property. This meant that we were pretty much in control of the auction with the only surprise being we secured the house at a very good price


I doubt that I could have even come close to that outcome on my own. As well as obtaining an excellent result on the property, I have calculated that if I had to attend the auction myself, with airfares, accommodation etc, I would not have been able to do it any cheaper than doing it through Tod. The way I see it, I got Tod’s expertise for nothing. As a bonus, Tod also has some great contacts, namely the solicitor we used. She was by far the best solicitor I ever had to work with.
